Buying a home north of San Antonio

Here's what working with me looks like, start to finish, so there are no surprises.

First, a conversation

Before we look at a single house, I want to know what you're trying to do. Shorter commute, better schools, land for a shop, out of the HOA, closer to family. That shapes everything, including which neighborhoods I'll steer you away from.

Then the money, before the fun part

I'll introduce you to a lender who will run real numbers with you at no charge. Not a pre-qual letter from a website, an actual conversation about payment, taxes, and what the property tax bill looks like in Comal versus Bexar. You're never obligated to use them.

Looking at homes

You'll search on our MLS search, and I'll flag the ones worth a drive. When we walk a house, I'll point out the things I'd want to know as a buyer: the roof age, the water (well or utility), the septic, the foundation, what's going in on the empty lot next door.

The offer

I'll show you what comparable homes actually closed for, not just what's listed. We'll write an offer you can defend and that doesn't leave money on the table either direction.

Under contract to closing

Inspection, repairs, appraisal, survey, title, final walk-through. I keep a checklist and I'll keep you on it. If something goes sideways, you'll hear it from me first.
